Site Grading & Building Pad Prep in Sycamore, Illinois
Before a house, shop or pole barn goes up, the ground under it has to sit at the right height, stay firm and shed water. That is site grading, and in Sycamore it is the part of a build nobody sees once the concrete is down.

Site Preparation around Sycamore
We grade building pads and sites for new homes, shops, garages and pole barns, plus the drive and yard around them. Topsoil comes off and gets saved. The pad is cut or filled to the height your builder sets, packed in layers, and shaped so water runs away from the building.
Sycamore is the DeKalb County seat, and the land around it is gently rolling farm ground. A site on ground like that can look flat and still drain toward the building. We check the grade before anything moves, so the pad fits the land and the plan.
This page covers building sites. If trees or brush have to come off the lot first, our local land clearing page covers that part. Then call James at (815) 240-9065 with the address and your plans.

What the job covers
- Stripping topsoil and stockpiling it for the finish grade
- Cutting or filling the pad to the height your builder sets
- Placing fill in layers and compacting each one
- Rough grading so the site sheds water away from the building
- Cutting in a construction drive and parking area
- Pole barn, shop and garage pads on acreage
- Final grading with topsoil back once the build is done
Site Preparation in Sycamore: what to know
Start with the right office
Inside city limits, start with City Hall on West State Street. For land in unincorporated DeKalb County, the county Community Development Department reviews building permits and enforces the county Stormwater Management Ordinance. Its office is in the county Administration Building on East Sycamore Street.
Ask what applies to your site before work starts. Lots near the Kishwaukee River and its branches may fall in a mapped floodplain, which brings its own rules. Before any digging, a call to JULIE at 811 gets buried lines marked.
Pads for homes, shops and pole barns
Your builder or engineer sets the finished height of the pad. We grade to it. For a house, the concrete crew then digs and pours footings and foundation. For a pole barn, the builder sets posts and the floor comes later. For a shop or garage, the slab goes on the pad we leave.
In each case the goal is the same: a pad that is level, firm and a little higher than the ground around it. Fill goes in thin layers and each one gets packed. A pad that settles under fresh concrete is a problem nobody wants to own.
Water is the real test
Most of what goes wrong with a new building comes back to water. The ground should fall away on every side, with swales that carry runoff around the building and off toward a ditch or lower ground. Sending it onto a neighbor is not a fix.
Building sites carved out of old farm fields can have field tile running under them. If a tile line turns up during grading, it has to be dealt with, not buried and forgotten. Tell us anything you know about tile on the property before we start.
Get access in before the build
Concrete trucks and lumber deliveries need a firm way in. Cutting in the drive during site grading lets construction traffic run on rock instead of mud. Our guide on how to build a gravel driveway walks through each layer.

Who sets the pad height for a new house or shop?
Your builder, architect or engineer sets the finished height, usually tied to the house plans and the street or road. We grade to that number and check it before handing the pad over.
Do I need a permit to grade a building site in DeKalb County?
Possibly. Outside city limits, ask DeKalb County Community Development, which handles building permits and the county stormwater ordinance. Inside city limits, ask City Hall. Confirm with the right office before any dirt moves.
Can you grade a pole barn pad on DeKalb County farm ground?
Yes. Pole barn and shop pads on acreage are a big part of site work. We strip the topsoil, build the pad to height in packed layers, and shape the ground so water leaves the building.
What if field tile runs under my building site?
Tell us what you know before we start. A tile line found during grading has to be handled properly so water keeps moving and does not end up under the new building.
When should I book site grading for a spring build?
As soon as you have a building spot and a builder. Grading works poorly on saturated ground, so a wet spring can push dates back. Call (815) 240-9065 with the address and your plans.
