Yard Grading, Lawn Leveling & Drainage in Ottawa, Illinois
If water sits in your yard after every rain, or runs toward the house instead of away from it, the fix is usually in the shape of the ground. That is what yard grading is.

Grading around Ottawa
We cut high spots, fill low ones, and set the yard so water has a clear path off it. When we are done, the lawn mows smoothly and drains the way it should.
Homes around town range from older lots near downtown to newer builds on the edges, where fill has settled. Both can end up with a yard that holds water or slopes the wrong way.
The ground itself varies too. The city's nickname, The City on Sand, comes from the silica sand deposits in the area. Soil can still change from lot to lot, so we look before we plan.
James does the work himself, start to finish. That means the person who looked at your yard is the person on the machine.

What the job covers
- Regrading so the yard falls away from the house
- Filling low spots and settled areas
- Leveling rough, rutted lawns for mowing
- Giving runoff a defined path off the lot
- Drainage pipe and catch basins where grading alone will not do it
- Topsoil, seed and straw to finish
Grading in Ottawa: what to know
Why yards here hold water
Most soggy yards come down to three things. The ground slopes the wrong way, it settled after the house was built, or the water simply has nowhere to go. Downspouts dumping right beside the foundation make all three worse.
We check the fall with a laser level first. That tells us whether the yard needs reshaping, an outlet, or both. Our yard grading and drainage guide goes deeper into causes and fixes.
Check with the city first
The City of Ottawa's Building Department lists a Site Development Permit, which may call for a grading plan, and a Special Floodplain Hazard Development Permit. Which one applies depends on your lot and the scope of work.
If you are not sure whether your property is in the floodplain, the city says to ask the Building Official. For an ongoing drainage problem, the City Engineer is the contact. We would rather you confirm before any dirt moves.
What a grading day looks like
We call JULIE before we dig, so buried lines get marked. Then topsoil comes off and is set aside. The subgrade gets cut and filled to the right fall, packed, and checked again with the laser.
The topsoil goes back on last, followed by seed and straw. Your lawn will look rough for a few weeks while the grass comes in. After that, it should drain and mow the way it should have all along.

Ottawa grading questions
Not seeing yours? Call or text (815) 240-9065 and ask James, or read the common questions.
Is my Ottawa yard in the floodplain?
The city says its Building Official can tell you, and FEMA's flood maps can be searched by address. Find out before you plan any grading, because floodplain work has its own permit.
Who do I call in town about a drainage problem that is not on my lot?
For flooding or drainage problems, the city points residents to the City Engineer at City Hall. If the issue is on your own lot, call us at (815) 240-9065 and we will look at it.
Can you level a lawn without killing all the grass?
Small dips can sometimes be topdressed. Real grading means stripping and reshaping, so the grass comes back from seed. We put topsoil back and seed and straw it, and the lawn fills in over the following weeks.
How do I know if I need grading or a drain?
If the ground slopes the wrong way, grading fixes it. If the yard is flat with nowhere for water to go, it may need pipe or a catch basin too. We check the fall with a laser before recommending either.
When is the right time of year to regrade a yard?
Spring and fall are easiest, because seed takes well and the soil is workable. We avoid grading saturated ground, since it compacts and smears. Call early in the season to get on the schedule.
